What Are Typical Real Estate Commissions in Wisconsin?

I get this question all the time: “What is the typical real estate commission?”

And I understand why people ask. When you’re selling your home, you want to know what to expect and how much it’s going to cost.

The honest answer is this — there isn’t a “typical” real estate commission.

Commissions can vary from brokerage to brokerage, from agent to agent, and even from property to property depending on the services offered, the marketing strategy, and the overall plan to get your home sold.

A lot of sellers assume there’s a standard number across Wisconsin or even nationally. But legally and practically, there isn’t one set rate.

One reason this question comes up so often is because many brokerages don’t openly advertise what they charge. Instead, they prefer to discuss commission during an in-person appointment where they can explain their value, marketing plan, and approach.

And that makes sense. Commission isn’t just a number — it represents the strategy, negotiation skills, exposure, and overall service you’re hiring.

That said, I personally believe in transparency.

But here’s something important to think about: the real question isn’t just “What is the typical real estate commission?” The better question is, “What am I getting for what I’m paying?”

Are you getting professional marketing? Professional photos and video? Strategic pricing? Strong negotiation? Clear communication? A plan designed to help you net the most money possible?

Because at the end of the day, commission isn’t about paying the least — it’s about walking away with the most.  If you were to call a competitor’s office and meet with one of their agents in person they might tell you they charge 1, 2, 3, or even 4% when we charge 1.9%.  And when you know you’re getting the best marketing the industry offers by partnering with Century 21 Benefit Realty, why would you risk paying more than 1.9%?
